Abstract: This paper deals with the problems arising from the real estate valuation and the conflicts that can emerge between the Government and citizens. Following the practical case of a fictitious citizen, we will take a walk through the different tax figures depending on the extent of the real estate valuation, the legal treatment given in each case and the conflicts that may arise from in its application. Finally, I will advocate for a reform of the rateable value method that allows to endow citizens with legal security in their actions against the tax Administration.
